Start with known defects, water concerns and components that may complicate insurance. Cosmetic improvements matter, but they cannot distract buyers from an unresolved problem.

A visible leak or evidence of previous moisture immediately creates questions. Buyers may not know how long the problem existed, what is happening behind the wall or whether mould could be present. Even when the repair is manageable, the uncertainty can cause a buyer to move on.

Improve curb appealStart at the curb and work toward the front door. Cut and water the grass, remove weeds, thin overgrown plants, clean hard surfaces and make the entrance feel orderly and maintained.
Correct the lightingMake sure bulbs in the same area use a consistent colour temperature. Replace a dated fixture when it clearly conflicts with the rest of the décor, but do not assume every light in the house needs to be changed.

Should I replace my windows before selling?

Usually not—unless the windows are broken, damaged or in genuine disrepair. Replacing serviceable windows for energy efficiency alone may cost more than the increase they produce in the eventual sale price.

New windows can certainly be a positive feature, but sellers should distinguish between maintaining the home and completing a major upgrade for the next owner. If the existing windows work properly, the better decision may be to clean them thoroughly, repair damaged screens or hardware and price the property according to its overall age and condition.

The same cost-versus-return test should guide other cosmetic projects. If the available budget will not complete the work to a good standard, it may be better to leave the choice to the buyer and reflect the dated finish in the pricing strategy. Poorly executed do-it-yourself work can create another concern rather than adding value.
