What Rosedale is like

Rosedale sits on Red Deer’s east side and includes two distinct neighbourhoods: Rosedale Estates and Rosedale Meadows. Most people talking about the area simply call it Rosedale, so this guide looks at the two together while keeping their individual market information separate when it matters.

It is an established residential area rather than a new-build neighbourhood, with mature landscaping, curved residential streets, cul-de-sacs and a mix of housing styles built over several phases. Detached homes make up an important part of the neighbourhood, with differences in age, size, renovations and location creating a fairly broad range of values.

Rosedale offers convenient access to the amenities along Red Deer’s east side while maintaining the feel of an established residential neighbourhood. Rosedale Meadows and Rosedale Estates are not identical markets

The overall Rosedale median is useful, but it does not mean every home in the area is centred around $470,000. The two neighbourhoods have shown a noticeable difference in 2026 sale prices.

That gap is one of the reasons I would not use the overall Rosedale median as an automatic estimate of a particular home's value. Home style, age, square footage, garage, updates, lot and location within the neighbourhood all matter when selecting the right comparable sales.

Among detached homes sold during the first eight months of 2026, the median build year was approximately 1996 and the median living area was approximately 1,389 square feet. Bungalows, bi-levels and four-level splits were among the most common styles represented in the sales.
