Sales eased from August, new listings increased and the median sale price moved higher. Here's what the September numbers show for the Red Deer residential market.

September brought another month of useful signals for Red Deer homeowners, buyers and investors. Rather than focusing on a single statistic, the better picture comes from looking at sales activity, new listings, pricing and days on market together.

City-wide numbers provide an important benchmark, but they are still only the starting point. Property type, price range and neighbourhood can all create very different market conditions within Red Deer.

Red Deer recorded 137 residential sales in September, along with 229 new listings.

The median sale price was $410,000 and the median property took 25 days to sell.

Sales & inventory

Sales eased while new listings increased

September finished with 137 residential sales. That compares with 154 sales in August 2026 and 144 sales in September 2025.

New listing activity moved the other direction. There were 229 new residential listings in September, compared with 216 in August and 225 in September of last year.

That combination — fewer completed sales and more new listings — gave buyers somewhat more choice during the month, although the balance can still look very different depending on the segment of the market.

September sales were below both August and last September

September sales were approximately 11% lower than August and about 5% below September 2025.

Pricing

Median sale price moved higher

The September median sale price was $410,000.

That compares with $402,500 in August and $405,000 in September 2025. On that basis, the median increased approximately 1.9% month-over-month and 1.2% year-over-year.

Days on market

Homes continued to move at a relatively steady pace

The median days on market in September was 25 days.

That was slightly faster than August's 26 days, although a little slower than the 23-day median recorded in September 2025.

What the September numbers mean

For sellers

The rise in new listings means buyers may have more properties to compare. Pricing and presentation therefore remain important, especially when several similar homes are competing for the same buyer.

The higher median price is positive context, but it doesn't mean every home or neighbourhood increased by the same amount.

For buyers

More new listings can create additional choice, but well-priced properties can still attract attention quickly.

Comparable sales, property condition, location and competing inventory remain more important than relying on the city-wide average alone.

Neighbourhood context

Red Deer isn't one single market

City-wide statistics are useful, but buyers shopping in Anders, Clearview, Deer Park, Rosedale, West Park or another Red Deer neighbourhood may be dealing with very different inventory, property styles and price ranges.
